About VALITER
We don’t remove the rules. We make the viable path legible.
VALITER is entitlement intelligence for land development. Founded in Central Texas, building for the United States, Singapore and Indonesia. For every parcel we show the rules that apply, the paths to get it entitled, and what each move is worth.
Why we exist
VALITER exists so developers never again lose time and money to a process they couldn’t see.
Getting land entitled is slow and expensive because nobody can see the whole path up front. The rules are spread across cities, counties, utilities, special districts and the title record. The order matters as much as the rules, and the surprises usually show up after the money is spent.
We have lost money on bad dirt ourselves. We built VALITER for the person writing the check: every approval a property needs, in order, the deal-killers first, the best case and the worst case, and one clear next move.
The name
Say it “VAL-uh-tair.”
VALITER is a name we made from two ideas. Val, as in valid and viable: a path that can actually work. Iter, Latin for path or route. Together they mean the viable path: the route that takes a property from raw land to entitled.
One spelling, everywhere
VALITER, with no accent mark. In running text, Valiter or VALITER. It is a coined name, not a Latin word.
StressOn the first syllable. The last syllable rhymes with “air”.
How we work
Hard on the process. Respectful to the people.
Clear beats clever
One next move, plain English, the answer first.
Show your source
Every claim has a source and a confidence level. “Unknown” is an honest answer.
Respect for the people
We are hard on the process and respectful to the people. The planners we meet today review the next ten files.
Builders first
We build for the person writing the check, and we treat their money like it is ours.
Every outcome teaches us
We record what actually happened on every project, including where we were wrong. A logged miss becomes a better rule.
Earn the next project
Developers talk. Referrals are the business, so every report has to hold up.
The founders
Three founders, one job: a path you can see.
Max Ward
Leads the company day to day: partnerships, operations and the people we build with.
Marc Rankin
Leads the commercial side: developers, brokers and the relationships that bring projects to VALITER.
Mike Stackable
Leads the product: how a property becomes an ordered path, and how every finding shows its source.
