For developers

Entitle faster. Spend less getting there.

You have done a few projects. You do not have an entitlement team. VALITER gives you the rules on your land, the paths to get it entitled, exactly what to do next, and what each move is worth.

What you walk away with
  • Every rule on the parcel: code, aquifer, utilities, impervious cover, deed restrictions, vested rights
  • Path A, B and C to get it entitled, ranked, deal-killers first
  • Who to talk to, what to push for, and the words to use
  • Time and carrying cost for each path, and what each move saves
  • A source and a confidence level on every finding

The problem

Entitlement is slow because nobody can see the whole path.

On a $2M to $20M project, one missed requirement can cost more than the entire due diligence budget.

The surprise after closing

A replat that triggers a road reservation. A water line that cannot deliver fire flow. A transformer with a long wait. Each one is findable before closing. Most are found after.

Weeks lost to the order

Approvals depend on each other. Start the wrong one first and you wait on a docket you could have cleared months earlier.

Rules spread across offices

Outside city limits the rules sit with the county, the utility, special districts and sometimes a city ETJ. Nobody hands you the whole list.

How it works for you

From address to next move.

  1. 1

Tell us the site and the plan

An address or parcel, what you want to build, and roughly how big. A rough idea is enough to start.

  2. 2

    We check the site

Jurisdiction, legal lot status, floodplain, watershed, impervious cover, utilities, fire flow, power, access and setbacks. Every fact shows where it came from.

  3. 3

    You get the path

Every approval in order, the deal-killers flagged first, best case and worst case, and what moves each one.

  4. 4

    You make the next move

The utility letter, the staff question or the pre-application meeting prep is drafted for you. You send it.

  5. 5

    The plan updates

When answers come back, the path and the ranges update. You always know what comes next.

What we look for first

The deal-killers, before you spend.

We check the things that kill deals before the things that only shape them. See the full list on what we check.

Road reservations on a replat

Fixing a lot can trigger a right-of-way reservation from the thoroughfare plan. That moves the front setback and shrinks the building envelope.

Fire flow the line cannot deliver

The fire code sets a minimum flow for your building type and size. If the main falls short, the cure is a pump, a tank or a redesign.

Power schedule

A three-phase transformer can take months to arrive. It is a schedule risk, not a code question, and it belongs in the plan early.

Floodplain and drainage

Part of the site may sit in a mapped floodplain or a creek buffer. That changes what you can build and where.

Impervious cover and septic

Watershed and aquifer rules can cap how much of the site you can pave. Without sewer, the drainfield has to fit too.

Restrictions in the title

Recorded covenants, easements and plat notes can limit the use, the height or the building line.

You stay in charge. We do the research.

VALITER does not replace your civil engineer or your attorney. It tells you when you need one, what to ask, and hands off cleanly. Anything an engineer must decide is marked as a professional gate.

Questions

Developer FAQ

When should I use VALITER?

Before you close, ideally during the feasibility period. The earlier you see the path, the cheaper it is to change the plan or walk away.

Do I need a site plan first?

No. An address or parcel and a rough program are enough to start. A concept plan sharpens the answer if you have one.

Will VALITER get my project approved?

No one can promise that. The city or county decides. VALITER shows you what is required, in what order, and what moves the timeline, so you arrive prepared.

What size projects is this for?

Projects in the $2M to $20M range: industrial flex, self-storage, small multifamily, build-to-rent and retail pads. See project types.
