What VALITER does
What does VALITER do?
VALITER is the entitlement guide for land development. For a given property and intended use, it shows every approval the property needs, in order, who decides each one, the best case and worst case in time and money, and one clear next move.
Is this feasibility software?
No. Feasibility software mostly answers “what could fit here.” VALITER answers “what will it take to get this approved, in what order, and what do I do next.” See how we compare.
What is the “next move”?
The single most useful thing to do now: the question that removes the biggest unknown, or the step everything else depends on. It comes with the letter, question or meeting prep ready. When the answer comes back, the plan updates and the next move changes.
What do you check?
Jurisdiction, legal lot and platting, vesting, watershed and aquifer rules, floodplain, impervious cover, environmental constraints, access, water, wastewater, fire flow, power, setbacks and the buildable envelope, drainage and title. The full list is on What we check.
Can I see an example?
Yes. The sample report walks through an illustrative site. It is demonstration content, not analysis of a real property.
Accuracy and trust
How far you can rely on it
How accurate is it?
Every finding shows its source and how confident we are. Anything we could not confirm is marked Unknown, never treated as a pass, and comes with who to ask. Rules change and staff interpret them, so confirm each requirement with the approving authority before you rely on it.
Can you promise an approval or a timeline?
No. The city or county decides. We give ranges for time and cost, with the assumptions behind each end and what would move them.
Does VALITER replace my civil engineer or attorney?
No. VALITER does the research and sequencing so your engineer and attorney spend their hours on judgment. Anything a licensed professional must decide is marked as a professional gate, and we hand it off.
Where does the data come from?
Public records and adopted rules: appraisal district parcels, city and county codes and maps, FEMA flood maps, state environmental and utility records, and recorded plats. Where public data runs out, we ask the source directly and say so.
Do you help people get around the rules?
No. We only point to legitimate paths, such as variances, exemptions and alternative compliance. Our goal is applications that arrive complete and in the right order, which helps staff as much as applicants.
Coverage, pricing and access
Getting started
Where do you work?
We are starting in Central Texas. See coverage for where we are first, and tell us where you are building.
What kinds of projects?
Projects where the approvals get complicated and there is no in-house entitlement team: industrial flex, self-storage, small multifamily, build-to-rent and retail pads. See project types.
How much does it cost?
We are setting pricing with our first design partners. Pricing will be published before launch. See plans, and join the waitlist to hear first.
What happens to the information I share?
We use it to answer you and to prepare your report. We do not sell it. See our privacy notice.
Do you work with cities and counties?
We respect the people who review projects. Better-prepared submittals mean less back and forth for staff. If you work for a public agency, see for cities and counties.
