Our promise
Straight about the facts. Never without a way forward.
An intelligence layer, not an advocate for getting around the rules. Here is exactly what you can hold us to, and what we will never claim.
We promise
What every client can hold us to
- Every approval your property needs, in order, and who decides each one.
- Deal-killers first, before you spend on engineering.
- Best case and worst case, in time and money, as ranges.
- One clear next move, with the letter, question or meeting prep ready.
- Every finding shows its source and how sure we are.
- “Unknown” is an answer, with how to find out.
- We tell you when you need a licensed engineer or attorney, and hand off to one.
- Plain English, and an updated plan when answers come back.
We never promise
And what we will not say
- An approval or an outcome. The city or county decides.
- A fixed date. We give ranges and what moves them.
- A way around the code. Only legitimate paths: variances, exemptions and alternative compliance.
- Engineering or legal advice. We don’t seal plans or practice law.
- Influence. No “we know people at the county.”
- A value for your property.
- Zero risk.
How findings are labeled
Four answers, all of them honest.
Every check ends in one of four states, with its source and our confidence.
Clear
Checked against a named source, and nothing in it blocks the plan.
Requirement
Something you will have to do, file or build, with the source that requires it.
Unknown
We could not confirm it yet. Unknown is never treated as a pass. It comes with who to ask and how.
Conflict
Two sources disagree, or the plan collides with a rule. Conflicts rank above unknowns, because they need a decision.
How we stand in every room
The same facts for everyone at the table.
Developers buy VALITER. Everyone else in the room has to be able to trust what we put on it.
| In the room | What we owe them |
|---|---|
| Developer | Clarity and speed without false certainty. The bad news early, with the way forward. |
| Civil engineer | Less manual code research and a clean handoff. The engineer reviews, decides and seals. |
| Municipal staff | Better-prepared, more traceable projects: complete submittals in the right order. |
| Community | A clearer view of the constraints, the alternatives and the tradeoffs. |
| Lender or investor | The unknowns that kill deals, found before the money is spent. |
Professional gates
Where a licensed professional decides
Some questions belong to a licensed engineer, surveyor or attorney. We mark each one as a professional gate, explain why it matters to the path, and hand it to the right person.
Drainage assumptions
Early-stage drainage assumptions should be confirmed by the project civil engineer before design goes further.
Engineer review required
In plain English
What VALITER is, and is not
VALITER provides decision support. It is not legal, engineering, surveying or appraisal advice, and it does not replace a licensed professional.
The city, county, utility or district makes every decision. Rules change, and staff interpret them. Confirm each requirement with the approving authority before you rely on it.
Every finding we give you names its source, so you or your team can check it.
